I'd be more concerned about natural lighting (large windows $$) and creating a space people actually want to rent. 

If you'd be willing to share, I'd love to get a copy of your inspection - this is exactly the kind of thing we could talk with him about.  

They are both a stained brown it seems and have held up fairly well over the last 30 or 40 years I'd say.

To be frank, if this is your first investment property, I'd find another one.

I'd be happy to provide a revenue projection as a short term rental if you'd be interested.

@Elenis Camargo Just wanted to let you know that I spoke with Pentegon Federal Credit Union this morning and although they used to offer HELOCs for investment properties, I was informed that they do not anymore. 

I have 3 condos in San Diego that I'd like to refinance and take equity out of (to pay down debt).

If this will be your first property, I'd recommend not making it a section 8 property at first.
