Every room has a few pieces of furniture/personal belongings.

I would like to find someone that can identify things that a) don't have asbestos and thus don't need to be tested (e.g. kitchen cabinets)b) things that  90%+ likely to have asbestos and thus should be treated as having asbestos (i.e. handle with extreme caution.3) Is there some certification that I can get that states that a home is asbestos free? 

Also, I would like advice on whether I should set up the new LLCs or have an attorney handle that.

From aligning contractors to ordering materials to handling issues that have arisen, I am incredibly involved in this STR-- it has not been passive for us whatsoever. 

That is MUCH harder to do from a distance and when your personal experience may be with newer homes that don't have issues like this.

RE agents are feeding into this by offering introductions to "trusted" contractors or misrepresenting how "easy" it is to find a contractor and handle the renovations as a DIY GC.We've always had a hybrid model where we help investors purchase a property in a solid area that needs rehab.

The IRS has a “same taxpayer” requirement for tax tracking – if the same person or entity is exchanging, it’s easy.If not, we’ll have to bring in our structuring attorney to ensure the right steps are taken to maintain 1031 eligibility.

I personally know this landlord and have had sit-down conversations with him periodically over the last few years. 

The person who is doing our remodeling work doesn't accept our mode of money transfer(like zelle or bank to bank transfer) and requires checks.
