@Emil Pinlac I’ve done a handful of ADUs here in Los Angeles area, It usually cost me around 30k to do a straight garage conversion (420-500 square feet)and around 40-50k For a brand new 500 square feet ADU but I do it as owner builder and sub everything out.

Here's my list:2015 bought a home as an owner occupant ($140,000) moved out after a year and keep it as a rental (current market value $240,000)2017 bought my primary home (bank owned property) for $180,000 with a 203k renovation loan (current market value $330,000)2018 bought the home I had rented for 9 years from the landlord ($80,000) and BRRR'd it (current market value $220,000) 2019 Got licensed as a Realtor :)2020 bought 2 homes off the MLS and did my first flips.

But bottom line Is as you said all that hangover inventory Is basically gone.. so now its old and retiring people that want out of neighborhoods that have turned from owner occ to rental.. or its burnt out landlord syndrome that's where the inventory comes from.
