We are looking to scale and acquire value add 10+ multi-units, and open to most metropolitan areas in the US. 

I have a few rentals in the Denver area, and one thing I really enjoy doing is installing Life-Proof LVP flooring in units each time they turn over.

Hey All,I've been working on getting my first rental(Multifamily, 6-12 units, locally) and I think I came in too ambitiously.

On top of that, as has also been mentioned, it'll never truly be "mailbox money" because you do still need to manage your property managers, especially when it comes to capital expenditures.My personal investment forte is 2-4 unit buildings, and in my opinion they are by far the best asset class for new investors.

For example, if in-unit washer/dryer hookups are the norm, I would include the actual appliances as a simple way to exceed the expectation.

Do folks have any insights on new multifamily supply (location, # of units) as well as demand drivers that will absorb that supply?

Not only is your land cost spread amongst more units, but also major costs in your horizontal work (sewer, water, electric, paving) are spread amongst more units.
