I created a VA LLC with my daughter as the owner (for my anonymity and asset protection), and was planning to hold private mortgages (using another LLC I created), to strip equity and for anonymity.  

Investment Info:Condo buy & hold investment in Winston Salem.

The contractor takes that money and buys some materials and holds some money to pay his labor for a few weeks and then he can work off the draws from there and then at the end of the project you get your 20% back minus draw fees.

Then in my opinion, the game on for you is to decide if you appreciation potential is worth it.

@Amelia Gull, I don't see an issue with the length of hold. 

I am not new to the real estate game.

I could sell the condo and "exchange" for something hopefully bigger but I'd love to hold and hang on to the San Diego property.

I would find local credit unions or small banks, essentially portfolio lenders who hold the loans in house.
