We've had more siding and water protrusion repair on the manufactured homes (small stuff), but fewer problems with funky electrical.     

I received fewer inquiries from higher quality applicants.  

Clarksville TN has a good housing market, properties are affordable and Fort Campbell is a health Post not in danger of closing.

Also go with the no dangerous breed pets and if you require renters insurance to make sure they are added to the policy was another good tip I heard. 

Actually, I've witnessd no fewer than 3 new large apartment complexes being built.

You may really want to check the laws and regulations in your area to see if you require permits and or what the tax situation (i.e. new/special taxes for using residential property for commercial purposes) that may put you in danger of audit, tax burden, or legal proceedings.
