At this point, I think you need to make sure you are comfortable with the renovation budget before doing anything further.

Hotels (until recent years) never allowed pets and people still travelled.Not saying whether or not allowing pets is a necessary part of running a successful STR, but I wouldn't feel like it's mandatory.

If you are full-time, I agree with @Kevin Sobilo, you should make a list of everyone know who you would be comfortable letting know you are in real estate now.

My question is how much cash would you be comfortable building with to cover any unforeseen circumstances and in an uncertain time?

I really feel like the more options I can give to the buyer, the more I can make him comfortable and feel more in control of the transaction.

I have completed 3 brrrrs and have many years of construction knowledge. my main reservation is not having the end buyer when I'm finished with the project. if all of these numbers where true would you be comfortable flipping a house in a town with that small of a population. also, what research can I do to ensure there will be a buyer for my product.
