I believe when collecting advance rent you would actually be required to claim it as income and pay taxes on it in the year received (US government will require this).

Consult your accountant, but generally, yes there are tax advantages. if you live in a property owner occupied for 2 of last 5 yr there are federal income tax exemptions on gains based on occupancy.

You will never have a problem with rent payments from the government, which is the bonus, but you're also dealing with the government, so raising rents will not be as easy.
