Short answer is you can't pull the money out and go on a RE shopping spree.

I would however be shopping for a better loan.

Maybe you have a restaurant or bar, or a mobile home park, or a storage unit facility, or a horse stable or an auto dealership or repair shop, or a grocery store, or an entertainment venue.

Many lenders view a duplex loan as being riskier than a single-family house, so it helps to shop around for reasonable terms and interest rates.Property taxes.
