What is the best strategy for me to look into?

I put in an offer in a house after talk to the sellers agent she set the terms, we accepted all the terms them she add that the “seller” would not pay for the buyer commission (My wife is my agent, somehow she found out that).She asked for full price, no inspection, no contingencies?

For example, if I wrote off $20,000 of deductible expenses for my property in my personal return and my effective federal tax rate was 25%, then I would expect the see an additional $5,000 (25%) included in my tax rebate for that year.

Separate bank account, credit cards, signature blocks for every contract and document you are signing for LLC. 

But rule number one for me is there had to be equity just like a cash purchase..

Can anyone here please make some recommendations for a good PM. 

I have yet to be turned down for a credit card.
