Generally speaking a 5 year or 7 year ARM gives you the best rate, then 10 year, then 15 year, then 20, then 30 year loans.

If a dollar of NOI is selling for $14.29 (7%) and you are able to buy for $12.50 (8%) then maybe the market is changing, it wasn't an arms length sale, or it was a distress sale.

I recommend that landlords find several issues that are highly correlated with non-payment, and explicitly include them in the lease agreement as violations that lead to eviction.
