Is there a partial executed contract, considering Tenant #2 still hasn’t signed.

I always want a warranty deed...but I was under the impression you needed to execute a quit claim for title transfers...is that not the case.Thanks in advance. 

I guess it's all a matter of deciding your end sale price and contract terms, then executing the deal.

@Charlie MacPherson I think you're reading too far into this with the limited information given. 9 out of 10 of my friends wouldn't be able to tell you how much their owe or who their lender is, that makes them ignorant, not poor vulnerable people.

March 14th 2019 a NEW memo is now on the property saying “ In witness whereof, buyer has duly executed this contract as of the 7th day of March 2019.

We have executed a strategy very similar to this here in our market in Connecticut.

If you're able to make up the difference and continue executing BRRRRs in a reasonable time, then it sounds like it may be worth it.
