I hope your lease agreement spells out exactly how long "guests" are allowed to stay because I guarantee your tenant will invoke the guest excuse.

Hello Everyone,I've tried to do as much research as I can before posting, so please excuse me if I've made a discussion in error. 

(So often I see people just doing a crummy job on them, justifying it with the excuse that "it's only a rental"). 

HOWEVER since cov ( why  this is an excuse is beyond me ) It is taking them  up to 3 months just to give us a rent determination.

That you won't put up with drama and excuses because you operate as a business.

@Sean Ray you listed out quite a few positives - sounds like you have educated yourself - you paid off your debt - you have a significant amount of liquid cash- I assume your credit is decent if you paid down debt and have some cashYou are committing what I call the 'if-only' excuse.  

At the same time this doesn't excuse the EOW last week and then no follow up.
