lots of nice guys doing it around here but the good deals seem to be drying up from them in my opinion, but hey maybe i am too much of a cheapskate.

My name is Patrick, and I started my real estate career a little over a year ago by getting into short-term rentals near my house in Dry Ridge, KY.

Since about August of 2018 the leads have really dried up and I cant understand why to be honest.

Don't leave mom high and dry but protect your sanity and peace.

Once the framing is done, plumbing and electrical are installed in the appropriate areas, certain external facing walls insulated, dry wall/Sheetrock hung, plastered, and painted, and finally flooring laid, refinished, or installed. 

Either get a really good carpet cleaning company in there, someone who leaves the carpet pretty dry when they leave, or take it out and put down hard flooring. 

Another issue was he wants the deck stained because the boards are dry and cracking on the decking boards and the sides of a screened room. 

It’s clean, doesn’t smell like mold, feels nice and dry.

It may be worth dedicating all excess cash flow to paying it down.

In my personal opinion I’m not exactly sure how much value add can be added outside of unit renovation that could ever elevate the property’s value in any short period of time where we could pull out money in excess of paying back the partner’s HELOC plus anything more to use for the next property.
