Hey Connie,I don't actually know a property manager that specifies in room rentals, but I have one really good property manager I recommend to everyone who is on top of everything and very ethical.

Didnt mention program nor mention actually evicting based on the marijuana smell alone, nor as investment professionals are we ethically inclined to label special areas as 'ghetto', so discussion ends there.

Someone who knows thier work ethic and ability will quickly agree to terms because ultimately if they believe in themselves they will make more money with you.I would draft a proposal and float it around to various property managers and see the occupancy rates and asking for rent they recommend.

When i find a great landlord live in multifamily deal and the numbers make sense in a decent/good nhood here in the Bronx, I intend on being the best and ethical landlord that i can be, being careful about being too nice and not firm enough.

It is ethical but it still sucks hitting folks that are most likely already strapped.

Does this violate a law or some ethic to offer incentive to a tenant? 

As professions go, you're mostly a thoroughly dishonest bunch that sorely need to take ethics lessons from a used car salesman.

If your course materials included practice exam questions, study those, and put emphasis on studying real estate ethics questions.
