Very few have been operated as a business...most are, at best, a hobby, where the Owner enjoys doing handyman work (often of dubious quality), at worst, an absolute "investment" Gamble, with no regard for tenants, laws, or much of anything but spending the absolute minimum while collecting the most money possible until their "cash cow" implodes.

I go for the triple ones with 15%+ cash on cash, and also some that have little to no cash flow up front (build to rent) but double or more the investment in 2-3 years and then enjoy infinite returns from the cash flows for many years after.

I personally wouldn’t be happy with $65K per year gross rent on a $580K investment.If that was the best I could do, I’d instead buy $580K worth of shares of Phillip Morris stock and enjoy my 8%-and-rising dividend and collect my checks.
