Indeed if my career had started 5 years earlier it would have feen far easier to get into the market as my income and savings really only hit a good place around 2014...This summer we purchased a rental home which will eventually become our primary residence for more than I would have dreamed of a few years ago and in the end we had to ask ourselves two questions.

One tip I can give that I liked about my rental properties is to have them located in the same/similar area...preferable close to your primary residence.

Once you purchase the property, you have resident sign a lease with you.

When you realize that your life's faults are deeply, truly, and sometimes embarrassingly, your own, it's empowering.

I have a relative who acted as her own project manager to fix up their personal residence in that same neighborhood.

We'd like to do a no doc cash out refi on our personal residence but we haven't dealt with brokers since before the big financial meltdown so I'm not sure what the process for a no doc looks like in todays climate. 

I was curious if anyone here knows or has good luck with getting a second mortgage on a primary residence in the state of California?
