If you have followed my advice, this elusive lower rental price will not be found and your tenants will be grateful to you for renting out such a clean place at the new price-adjusted rate.There is a lot of garbage held out for rent and prices may be lower, but no one wants to live in a pigsty with lime green shag carpet and Brady Bunch orange counter tops, where the roaches tell you what to do.So the lesson here: Encourage balking tenants to find something comparable to yours at a lower price.

i guess the current corp offers buyouts to the current owners and actually that's probably what this is, if you buy now, you'll get a discount on future buy out - but like green said - you have to really do some due-diligence and obtain information on the corp - like you would if you were to buy stock - you should have access to financials, company ownership and management, etc.

We had to move the tenant out and I had to eat the insurance deductible and mortgage for about 45 days while repairs were done and we found new tenants.I found another property in August, just as the credit crunch was really snowballing.

Personally, I'd have a difficult time dealing with someone that doesn't have the integrity to either fix his marriage or separate, but rather wanting his cake and eat it, too.
