You are looking at aging populations, housing stock built largely before 1970, similar demographics with concentrated poverty in most of the urban core and money in the 2nd ring burbs.

take those things off immediately when i buy a house.most homes come with ceiling fans. i put the 2 for $22 domes with chrome ring from HD and i love it.. never have issues

A lot of top agents don't want to deal with low priced buyers/sellers/renters.Shoot, if you can get a referral and make $100, it's better than what most new agents do which is sit by their computer waiting for a new email or their phone to ring.
