I had a management company in Texas which I paid 10% of the rents to and I could have probably managed it myself as I had no maintenance issues and the tenants were a dream but that was a lucky scenario.

As a former agent and mostly investor(cant stand working for brokers XD)I can say this truth....agent deals and investor are 2 polar opposites.or to keep it 100 further...if your agent your looking for a house to buy or sell as high as possible...so typically your personal interest isnt deals.the dream situation for agency is to help sell or help buy(agency is 3rd party...lets label it right please) say a $1mil house.If your an investor...your ideal situation is to buy a 1mil house at 1k and renovate it to 100%ARV.

If it involves carrying out the hands-off buy-and-hold investing model largely espoused by this website, where you but a bunch of leveraged properites, hire a property manager to take your worries away, and slowly watch the returns accrue, well, that's the dream Clayton Morris sold and people with even minimal experience in C and D property classes understand it tends not to work so well down in the lower end of the rental spectrum.If you're talking about being the kind of landlord I am, well, you're going to be fixing a lot of stuff yourself, waiting for a lot of people to show up who don't, dealing personally with tenants who have real problems, and most definitely not living any sort of aspirational life most people would want.To just give you a taste of this life, right now, a local buddy of mine who is also in the business is in the hospital.

When you make it through that grind, then you can buy notes from institutional note holders that wouldn't dream of selling to you while you are new and establishing yourselves/processes/reputation.

Iv found the vacant property of my dreams with great bones and structure , the owners own the title free and clear only problem I'm having now is where are these owners 🤔 iv been calling around in search mode getting hung up on, calling wrong numbers, calling disconnected landlines and pronouncing people's names wrong , yea it's tough but I really want this property this may be early stages of attachment but oh well 😁 So my Question is : Is there a more accurate absentee owner website or app you guys recommend for finding addresses, emails & phone numbers ??
