several issues here: personally have sub-par credit, have found hard $ options but have had great difficulty in finding money for rehab since generally hard money won't cover rehab which leaves me with approx 25% of deals in addition to rehab to cover.Any suggestions, grants, any place I can go to get access to capital when both credit and lack of personal experience keep stopping my forward momentum?!

I would talk to the smaller independant brokers and see under which circumstances you can list the property while under contract.For the record, there are others that have had difficulties in Florida using the MLS while under an option contract.You can also try using a Limited Power of Attorney that allows you "as their Agent in fact" to list the property on their behalf.
