This property definitely requires more management due to the per room rental and the quality of tenants isn't always the best, the main challenge I found is that because the spaces are shared it is often difficult to have a tenant take ownership for an issue (smoking, noise complaints etc) and therefore makes it difficult to enforce rules or evict a problem tenant.

Then have a sherif deliver the formal notice to quit to them and explain to them in person that if they’re not out by then you’ll have to take them through the whole eviction process which could damage their credit and make it difficult for them to find an apartment in the future.Your biggest risk here is if tenant B and C move out but A remains and drags out the process through the current federal protection period which now till September.

Preparation is key in those games as it is in Real Estate.This phase in Real Estate is very long and can take a few years, but necessary for proper preparations.One major difficultly during this phase, was convincing my wife not to spend money on Amazon for random things, a mini boss to beat if you will.

There are a handful of things that will make an on-market wholesale difficult, including (but not limited to):- the fact that any sellers agent worth their salt won’t allow your “and/or assigns” language- you need to provide proof of funds with your offer to get the initial offer accepted - your timeframe between accepted offer and when your second deposit will be due is very short and gaining access to the property can be difficult

Yes, you will have to make up the difference if it doesn't appraise, unless you're able to find a bank that will refinance at a higher LTV (90%) which might be extremely difficult to find.
