I have been getting a lot of leads from the zillow ad but most of the people aren't serious or think its just for rent (Although it says it twice in caps in the description).What are some good other strategies that you know of, or personally use in your business that would help to generate real solid leads and sell this thing as quick as possible?

Absolutely, I laugh when I see deals posted on local forums and they lack such basic stuff as contact info, a description of the property especially condition, Zip code, city, or in some cases even a price.

I also know that very cheap houses are not worth looking at.The area where I located this particular house is in a good area, property is cheap, from what description says in a good condition " requiring minimal work".The street and this particular house look very impressive in google earth map, the property has been listed very recently and already has 2 offers on it.So I reckon it must be a good place if there is two offers placed , most likely by local buyers/investors.I know I need to go to see Detroit , I know it is a very depressed area, 25% unemployment, I know what is it's racial profile, and I know it's been voted by forbes as the city with the highest crime rate in the country, i know houses uninhabited are very quickly vandalized, expensive stuff stolen ( copper in particular) and it cost a lot of money to bring it back to a good condition.I know it's been losing it's population since 1967 riots took place, and recently the population loss has accelerated, but houses in some desirable areas are so very cheap and can produce a good cash flow if bought for this purpose.There are some things that I can not learn by asking in this forum , but there are some that i can like:1. how to find a good buyers agent that will be working for me?

First:I was a student of Brians for about 30 days before quitting the program.There were a few reasons I quit but one of the main reasons was I no longer had any trust in Brian Gibbons and the things he said he was going to do.It is hard to work with someone when there is no trust that they will follow through with anything they say.The following is a description of some of the issues I had during our brief, but expensive, time together.As I said, during the first 30 days Brian did not follow through with almost anything he said he would.1.During our first call he told me he had some marketing material for Landlords that he would send me.30 days later and repeatedly asking him when I would get the document(s), they were never delivered.Meanwhile I was out trying to talk with landlords with none of the materials my coach suggested I should use.Kind of makes it hard to feel confident you can close a deal when your coach fails to provide you with the materials he promises.2.Video Lesson:I feel this was probably what eroded my confidence in his program the most.Brian said that he would record all of our sessions and upload the videos so that I could review them in the future.
