And, in order to make that $50k back in interest payments from the purchaser, on a $235,000 "mortgage" at 9%, 30-year fixed rate (higher b/c seller financing, just a suggestion), it would take 2 1/2 years...and then discount the cash flows to present value...and it's more like 4 years to recapture the $50,000 you could have today by selling outright at market price.A much more profitable plan would be to sell at $289,000 using seller financing and get both benefits.

All of these were from landlords who wanted to get out of the business and were willing to sell the properties at a BIG discount.

All,I was thinking of a way to try to market to my local real estate investors (or even just any FSBO's), and I kind of took this idea from some of the big builders in my area.Give me some feedback on whether or not you would be interested in this or even interested in hearing more about it, both as the seller and as a "layman" buyer.Here's the idea, I go to the FSBO seller and ask if they would be interested in offering paying discount points for any buyer of their home if the buyer financed through my company.

Although I've often gotten HUGE discounts on a house because an owner was either convinced that a roof was a much bigger deal than it actually is, and/or they didn't have the funds to tackle the job.Bad housing and roof pretty much means that potential buyers won't get out of their cars because the curb appeal is so bad!

Now obviously to sell to other investors means you will have to buy at a significant discount or a at non-retail (wholesale) price, but the biggest component to wholesaling is selling quickly to OTHER investors for cash.
