Hello Patrick, there are a few things that need to be considered to turn this into active income such as length of average stay, hours you spend managing property and services you provide.

The major credit reporting agencies will remove you from the lists they provide to solicitors for 5 years.

As for what I can provide, I've been strengthening my underwriting skills by analyzing deals on LoopNet, diving into metrics like NOI, cap rate, and the 1% rule.

Listen to @Jon Smith he has provided with good insides and he is also in your market, but in summary things that you have to look at:- You have to do a rental CMA to know how is the rental around your property with similar features and size.

The lending sources that will lend to LLcs  will be more likely to  provide a " purchase loan "  to a LLC  as  compared to doing a  cash out  refinance to a LLC . 

In places where I provide utilities I must provide within the temperature range the state requires but I don't need to let tenants control the thermostat whereas if they pay utilities they must have control.
