I feel that I am missing a few costs, and after plugging these numbers in the REI Property Analyzer provided by BiggerPockets the numbers are already cutting in close.

While other streets were never put in off the main drive.This land is just as raw as it was back in the early 1900's, now over grown with dense forest and undergrowth.So my question here is, would a landowner with enough skills to cut in a driveway be able to do work on the public right of way just enough to get back to the lot or lots that they own?

Better know who controls the water, corps of engineers, utility owned, state dept, and easement restrictions.Sounds like a HOA with home lots not a condo of attached units, so it's not a condo if your house is the only one standing.There is a process to un-incorporate the HOA and plat.Hard to follow your :-: short cuts, can you get to a keyboard?

good questions1) I didn't come up with 42k, the real estate agent got a bid to fix the fire damage2) don't know yet on taxes3) financing through a bank 15 percent down4) I will fund the rehab slowly, probably fix a little at a tile5) I could not cut the grass and manage tenants for cheaper than 8 percent6) all 6 units that are available for rent are currently rented, will know more history tomorrow7) arc given to me by agent, no confirmation on that yet

You can do so for more transparency but if you trust the other party or they trust you, it shouldn't be an issue.They would just write me a check for my cut once everything was said and done and then issue the 1099.

On older homes, it's often 64" or less...sometimes we can just cut the scalloped edge if there is one...othertimes, my brother, who is a master carpenter, gets the task of rebuilding the cut cabinet.
