I informed him of the proper procedure ie eviction through the court which he did not want to do.

My gut reaction is that it probably isn't worth the time and the headache for a possible $500 recovery if the PM won't work with you amicably and out of court, even if they did breach any PM agreement (believe me, I spent more than that learning my lessons about ineffective PMs so consider yourself lucky) but do review them on Yelp, report them to Better Business Bureau, etc. to help the rest of us.

It seems to also be very tough to evict tenants when necessary through the court system. 

The affordability of housing is really a function of access to capital.

I’m headed to BK court next week to petition the court to lift the automatic stay, thereby permitting me to resume/conclude foreclosure on a tax lien certificate in Maryland.The property is an investment for the owner, not a principal residence.It is a commercial brick shell & lot that is not presently producing income.

Yet in court they lied on the stand saying they did pay us (no receipts, no documents, no pictures, no nothing) and the court believed them. 

He doesn't want to use a lawyer and our court system requires the home owner or his/her lawyer to appear in court.Now the landlord has dropped the price for me to purchase both homes and evict the tenants after the deals are closed.  

So I would go ahead and call that functionally obsolescent??

It lacked a bathroom on the second level (which is where the bedrooms are), a functional deficiency we knew would  need to be addressed.
