Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.I usually suggest checking out some local investor events but I'm not aware of any that far west.

Yes exactly,and Auction.com said once the bank contracted with them that the house was going to go,we almost left the auction assuming it wouldn't go .Valuable lesson to me because I would discount and not bother to preview the houses scheduled for auction that I'd see were active contingent as tied up in short sales and not going to go at auction.

The 70% rule is a good rule of thumb to do a quick deal evaluation, but you want to make sure you look at all of your costs before going into a deal (closing costs, holding costs, cost of the hard money loan, rehab costs, contingency costs).
