@Ryland Taniguchi its just like here in Portalnd were deals are dog toughI can make the statement I don't know what your talking about I have 30 homes under construction right now in the Portland market another 60 lots in the pipe line and just tied up another 150 lots I want to flip to Horton or lennar.. but can the average person do this..

@Rick Maningas I just found out I am not splitting net profits 50/50 at all; it was just the construction cost of $40K ($35K with $5K for cushion for unknown) and the 1% realtor fee for himself for when John sells the property.
