Details are sketchy and we don't even know if the worker lived or not, but the common discussion among my other neighbors is to always use a fully insured contractor...especially for roof work as all of our homes are two-story.

Since these are private there are sometimes very old covenants that were recorded before HOAs were common, and so today some of them are unenforced, and possibly completely unenforceable since they've been violated for years without action being taken...that can only be known by seeing what it contains and who is protected by it.

This is not a common niche for an agent so it is always good to find an agent who specializes in this to help you get offers accepted.Does your lender call the listing agent to connect on each for your offers to vouch for the strength of your offer and give you a fighting chance against multiple other offers?
