I bought my contracts for $500 from someone who has done thousands lease options throughout Arizona and then I had my lawyers look them over and adjust them to the different states where I use this strategy.I would encourage you to give this strategy another try but maybe get some direction or coaching on how to do it correctly so that you can profit from from the strategy rather than get frustrated with it.A couple of things that stood out to me in your particular situation besides the contract issues.1.

Honestly, if you hired a professional, the set up should have been done in a few hours and a 2-hour coaching session should have covered pretty much what you need to know (at least the basic) to get you going with the day to day bookkeeping of your business.

Sometimes they will have someone locally who can come see the unit (a relative or a contact for the international student department, or a coach - professional soccer player, or relocation person for the company, etc.).  

Everyone who actually comes to a showing is pretty much going to qualify, or they are going to give me a sob story.Since you are a newbie, if you want some coaching on navigating this process, go ahead and message me.  

Any potential tenants are informed well in advance that the unit is in transition, and it is also and opportunity to explain what will be done for turnover as far as paint, cleaning, etc.The existing tenant is also coached that the faster the property leases, the faster the showings will stop. 

You're not the police or anyone's life coach.

There are numerous apartment syndication coaches and trainers out there. 

I am an online coach full time and I live in Marina Del Rey, California.
