Eventually that could (or more likely 'will') impact appreciation and the 'fire' of the market....maybe slowly, possibly suddenly like the black swan of 2008/09.

However, many people just lump south side as one big black hole.

It is interesting to note that it is the poor black neighborhoods that are assessed as much as 500% to high when more affluent areas with a higher percentage of whites have reasonable assessments.

My favorite is the Black Diamond meeting in Waltham (Alternates every other month with their other location in Worcester, this is a Waltham month).

Any rental property owner should always belong to their local property owners assn, if only for legislative updates and connections in the landlord community.The Worcester Black Diamond is more broad based, and has topics of interest to all kinds of real estate investors.

I would recommend checking out some local networking events such as the Black Diamond event that @Ann Bellamy co-hosts, the AREIA events (there is one in Boston) and you're welcome to come to the next Unofficial BiggerPockets Networkign Event that I'm hosting in Woburn in March.

If you are a fan of nature you might want to check out Black Forrest, and if you plan to split time between the Springs and Denver you should look at Castle Rock, Monument and Palmer Lake.

Being in Waltham you will definitely want to check out the Black Diamond meeting in town.
