Marie Poe, I sincerely thank you for your consideration and for taking the time, I do not know if borrower is deceased since the deals I am puzzling together do not require the buyer, once we are awarded with the certificate of foreclosure all we do is wait for the 90 day redemption period to expire in order for us to start settling and paying off the surviving senior loans, no approval from borrower needed, but as you mentioned that you know better and more profitable plays than HOA foreclosure sales, I would love to learn some more about them, any insight is greatly appreciated, wish you continue success.

So the holes in the walls (which would only take a few patches according to your photo's may be allotted to you, but since they are small holes, I doubt it will stand up in court.Also do you have a C of O  (Certificate of Occupancy)  If not you won't win no matter how much proof you have.

I was the impression that service dogs were specially trained by highly qualified individuals and are more functional than "pets" - and I would have thought that any kind of animal of which the ownership of was protected by the ADA would have to get some sort of formal training or certification.

Now I've gone back and read up on and evaluated everything I was charged:-Agent commission: $750.00-Origination charge: $606.50 (cost to create the loan) -Appraisal fee: $515.00 -Credit report: $6.68 -Daily interest charges from 6/25-7/1: $12.84 (prorated loan interest) -1 Year of homeowners insurance: $262.00 -Initial escrow deposit: $125.83 (Start escrow for insurance/taxes)-Title services: $527.80 (Check for liens on the property)-Title insurance: $349.75 (Insurance in case there are liens)-Gov. recording charge: $80.00 (Register property at city/county/state level)-Gov. transfer taxes: $172.00 (Costs of taxes/stamps/deeds to register)-Tax service fee: $85.00 (Makes sure I'm paying taxes on my loan)-Flood certification fee: $19.50-2013 City summer taxes: $1,027.74 My question is do you see anywhere I could have saved money?
