If you have sensitivities to the neighborhood or people, then maybe charge market rates and give them a bonus at the end of their lease when they didn't screw you over or destroy your place.

You can always offer a higher % fee for the buying agent, along with a 1-5k bonus for an accepted offer by a certain date, maybe June 1....

I have a few properties, nothing larger than a duplex though, but at my initial anaylsis, I always estimate 10% vacancy, that way, I'm looking at a bonus at the end of the year rather than a loss (most of the banks I use assume 5-7.5% vacancy).

However, the good side would be that even if it's a burden, I would most likely be able to still save 5K a month, so it would be a good bonus to have while giving me experience about real-estate.If I go with 2, I don't gain experience but I can save in peace, read a lot, and possibly earn more than 5K a month by working over-time.Any kind of insights will be appreciated I really want to gain as much knowledge as much as possible.
