I'd be interested in the see the data on the average age of homebuyers/investors per state.

I'm looking for insight on the average monthly utility cost for water, sewage, electricity, internet, and anything else I may have forgotten for a 3 BR, 3.5 BA, with pool, in Sevierville.

After investing in some additional research tools, I found that I would be justified in charging $1700 in rent, and also that rent increases since 2018 average around 5%. 

The average 3 BR here does $50k - $60k.

The lower cost areas tend to be that way for a reason - many have stagnant or negative population and job growth over the past few decades, so people are gradually moving away and average wages are relatively stagnant.I'd encourage you to narrow it down to specific markets in both states for more detailed comparison.
