I would suggest trying to find and attend some local REIA meetings and networking groups.

Keep putting yourself out there on Biggerpockets and then start attending in-person meetings. 

This process of getting a Rental License is already excruciating; you have to attend a 4hr class and are forced to hire a property manager if you live more than 30 miles away...

My kids have the opportunity to attend a great school so we're moving.I think there's an opportunity here to get creative.

My $0.02 would be to attend a local REI event just to meet other likeminded people.
