I will be in the Istanbul airport en route to taking students to South Africa on an animal conservation trip in less than two weeks. :) Yeah, I really want to get involved this summer when I go home for a few weeks.

The walls are covered with smoke (they tried to clean). so I am thinking a new coat of paint.  

@Katie Neason Hi Katie, I used a Sherwin-Williams Porch & Deck enamel (2 coats) followed by 2 applications of 'clear-coat'.  

Be sure to use a good primer sealer for the first coat though- depending on the paneling, the stain can bleed through pretty badly.

John is right, research on a few properties is one thing, submitting multiple offers a day is an entirely different animal! 

Tenants came in and leased up the complex, paid rent on time for a few months, stopped paying, lived like animals in the units, and tore everything up.

I use to charge $40.00 an hour for that type of work. depending on coming back to apply additional coats of mud and sanding, just doesn't sound that far off.

I am honestly tired of worrying that the animal is inside the home at this point.

It should be pretty obvious when somebody brings in an unapproved animal, if you do any sort of inspections.

A person who does not shower for a week smells like a dead animal and the odor will not leave till the room is fumigated.
