A tip I learned by working with a great lender @John Capehart was that conventional loans only allow the buyer to get 3% in seller assist for closing costs whereas FHA loans allow for 6% of the purchase price to be covered by the seller for the buyers closing costs(usually about 5% of the purchase price in my area).

If you have done this, I was hoping you guys can give me some tips, tools and things to look out for, things to do while visiting and maybe some questions I can ask residents, shop owners or landlords.

He gave us some basic tips and things to start us out, but kept the big nuggets to himself ... rightfully so LOL  I'm sure I'll end up going with a company, but I always like to educate myself with things and give it a go.

But, just want to recommend initially the following tips:      1.
