I'm not well-versed in mineral rights.The ownership of the mineral interest is now divided among 23 people in my extended family and a nearby university.

I was able to fill each space with photographers, hair salon, insurance agent, recording studio, background check company, cpa, medical massage and a 3000 sq ft floor to a non-profit dance studio.I often bring the group together for happy hours on my dime, networking meetings etc.

That said, the market will bare what it will bare, and a owner can sell for whatever they want.

This is where you name it for example:  "123 Main St LLP"   This provides good asset protection and a bit of privacy.  

(Eventually I would want to Invest in all types of real estate) I also have very little work background having worked at a Jack in the Box for a year and a golf course for a year.

I am an investor and a broker so see both sides of it.Example:Someone wants to buy a small retail strip center with mom and pop tenants for 1,500,000.
