am I legally allowed to keep her last months rent and security deposit?

There is a condo in Chicago that allows STR.

Like imo if your household income with that guy is like $5400, you have no business being there (literally my other was shot at multiple times).

I will not be conducting any business in MA just collecting checks as I will have a property manager managing the property in NY.

I'd start out by looking for contractors that have working knowledge in the remodel business as they will know the scopes required to complete the project.

After some discussion in which I advised security deposit was held on behalf of both parties, he withdrew request until end of lease in September.I have advised girlfriend of his call, and she then stated that the security deposit monies really belongs to her.My dilemma is that the lease is coming to an end, and I understand that in PA, a landlord is required to return 1 month security deposit if lease is to be extended.The place has not been vandalised and is basically being taken care of, and I'm willing to renew lease with the girlfriend, who very interested in renewing lease, but who also now appears to have allowed a new boyfriend to move in.I suppose I could have this situation handled by hiring a lawyer, but my challenge is how should I go about retaining at least 1 month security deposit while returning the other. 

I am from Florida but love BP and it has been very beneficial to my business.  

Ehhh my own fault.I'm deep on regional banks.I believe they are the back bone of American small business and all seem very well positioned.After reviewing many P&L's and balance sheets, I see lot's of value but time will tell.I'll either be a hero or a zero with this high risk investment.Wishing you much success and keep the dream alive 

Grace,If you plan on getting a construction lon or use financing most Banks & Lenders do not allow the owner to the work unless you have a GC license, but again even still some will not allow.

I’m wondering if using Customer instead of Class would work, thereby allowing the less expensive Simple Start or Essentials versions to be used.As a private lender I’ve been using Customer for borrower and Job for each borrower loan … seems to work.
