Where you mention 5 day notice, are your referring to North Carolina which requires a 10 day notice for intent to evict?

@Tanya Lechner How often do the two groups that you mentioned meet up?

I talk to my accountant and he basically said the same things I already knew about the penalties and then being taxed on the monies as income, but he also mentioned that on a 8-9% return a year investment it would benefit you after a few year. 

I am not familiar with those sites you mention but if they were the panacea of getting leads everyone would be using them.

I haven't even mentioned the other family, but they were incredible and I would rent to them in a heartbeat but I feel like I've already got a tough decision on who to choose.  

As I mentioned in my previous posts, deducting a few made up numbers off the cash flow won't work.

I see that we have some different ideas in mind when I mentioned "small" towns.

As mentioned prior I have recently purchased a Quad with a FHA loan, I currently have equity in the house from the appraisal vs sale price.

But as mentioned above, stay away from any company charging more than a simple credit check fee up front.
