One thing that concerns me about the BP Forums/Podcast is there is too much emphasis on the success stories, not the failures, and most of the successes were post 2007 when everything has been on the upswing.

I have also searched on Craigslist, but with limited success. 

Even if you are successful, lawsuits take time and if you are waiting for the money to finish the project the carry cost will eat you up.

However, two things are going to make your project a success or failure:  (1) Your ARV is realistic and (2) You don't go over budget on the demo. 

Join you're local investors club and you'll have plenty of tails of woe from successful guys and girls who learned a lot of hard lessons along the way!
