I agree with Loretta, market is tight and finding the property is the name of the game.

We just had to jump into the game asap and we definitely overspent.

As an investor, I refuse to play that game and click to the next listing. 

Now to my question, is their any site/blog/video that explains majority of the terms or do I just have to write them down when I come across them and research them?

They have more skin in the game then you do.Make sure you get clear title.

What I'm trying to say is to be very careful owning only 4 units a gentleman that has been buying apartments for about 25 years and owning about 5,000 units and is a multimillionaire has taught me a few things with his many videos on YouTube and being on with Josh and Brandon a couple times and doing many public speeches and predicting he will make about 150 million this year might qualify him as knowing what he's doing.

ORI take that 70k and invest in real estate and create a game plan to replace my salary in 8 plus years and build great equity. 

Why not look at your first deal as an opportunity to learn the game, build your team, and make (cheaper) mistakes on your way to the bigger deals?
