I agree with Roy - the standard contract from the State works well and avoids any potential legal issues down the line.

So @Roy N. - how does one go about performing screening due diligence in Canada to avoid tenants such as the one you mentioned?  

They'll fix up and live in the 1300sf house (that's built on a wood pier foundation), and that 30,000sf lot won't get developed anytime soon.I imagine that a lot of other small developers have found themselves in similar situations.  

@Jay Belcher, you are from my neck of the woods.

It will likely need everything (electric, plumbing,HVAC) not to mention wood rot.

They may be careful with any wood now, because of the asian longhorn beetle, but check with a couple of your nearest waste transfer stations to see what they do with yard waste.

It has some wood rot issues in the crawl space as well, though the rot has been pretty much stopped through fixing the leaks causing the rot.

I'm seemingly deep in the woods at this point and the trees are all starting to look the same. 

It's what we like so far and what has been *knock on wood* working so far for us and our goals.
