Luis Castillo,It is costing them something, They could purchase that in the Tax-Deferred account and use the remaining that is not lost to taxes in order to purchase something else or make a HML or such.It is opportunity cost.

There are others that are more stable and unless you can find a real distressed property, the prices remain more constant.I also encourage Wayne to thoroughly investigate any hard money lender before he commits to any agreement.

We then usually pay in chunks as work gets done, with a larger chunk contingent upon satisfactory completion of all remaining work.If it's a small job, we sometimes won't pay anything until after the work is completed.For contractors we've worked with for a while, we are also willing to pay more up front to cover significant larger purchases like cabinets, AC units, etc.

There is no due on sale issue here it's being paid off.It's a back door to limit liability, bringing them under the umbrella of the LLC, at that point it's a contribution to capital, then the next step is a partner/member buying out the capital contribution.Thinking, additionally,It also hides the audit after the transaction of the short sale, they only see the property titled to the LLC, if the seller are then excluded out of the LLC from the sale of their capital account, the property remains as titled, again hiding the husband's interests.
