However, I am in constant communication with banks and in this environment I more often hear banks take the position of we want to see a depository relationship of XYZ percent of the loan amount in order for us to lend you real estate funds rather than take the position of offering better terms than other borrowers because of your depository relationship.  

This is huge because more people moving in means increased demand for housing, which is great for rental properties.Low Entry Price Points: The barrier to entry is still quite low compared to other cities, meaning you can get in with a lower capital investment and still have the potential for solid cash flow.

I think this is a great way for you to produce additional income.You could also teach music lessons.

I read through a long thread from several years ago about Neal Bawa and GC but didn't see anyone giving feedback on a project that had sold to completion. 

You are reading books, but not interacting with real estate investors at meetups which is why both things you said don't make any sense.
