The reason I invest in real estate is because I want to get paid cash flows in perpetuity from the work I do on the front end to source deals.Although I am not a single family investment fan, this deal will act as your training wheels to get experience on the management portion of the business if you hold onto it. 

I like the keywords such as TLC, Handyman, etc. going from the description, but I'm concerned that by going from the description alone I might miss some key deals, so I'm trying to figure out property criteria that would work as well.

Im looking at this seeing a good money maker due to the various sources of potential income.

The key is to screen properly, collect a deposit commensurate with the level of risk a particular tenant presents, and have tight processes in place to stop problems early.

Those experiences gave me a lot of insight into Pittsburgh behind the curtains and what it's future may hold.I'm not looking just at SFR but it definitely peaks my interest more than other sources I've found so far, mainly because I can find and research everything remotely.

That said, I'm tempted to present a much lower offer to the seller and attempt a cash for keys deal with the squatters.

In regards to keeping extra supplies. one of the things she requested was a locked closet with extra supplies (clean linens, towels, etc) with a key for the maid so the tenants won't be able to access..she said this is important when you have quick turnovers and there's not always time to do laundry.
