Buy and Hold for Cash Flow, Buy and gold for wealth generation, BRRR, Flip etc... each market is geared toward a certain strategy... or better put one strategy may work awesome in Hamilton, while another may be just near impossible.  

They can accept the offer and you get a good deal or they can reject it and you move on to the next one.If you are trying to do a flip or a wholesale deal then you may need to adjust the numbers but the basics are the same.

As a new investor looking for my first fix & flip, I don't have a great idea of what it would cost for different types of rehab.

Occasionally, they have to fill a vacancy for their client.If you want to be a commercial broker, it will take years of working residential.If you want to be an investor, you need to decide what type of investing you wish to start with (buy and hold vs. flipping) and learn about that and start investing.

We plan to use it as a down payment and rehab costs for a fix and flip most likely since the buy and holds in are area aren’t cash flowing much.
