Ben’s biggest tip?

I’m in the process of searching for land in the Houston area to then build a 4-plex on it.The plan is to self-fund the purchase & construction, rent the units and cash out with a mortage.I like the idea of serving lower income families and therefore don’t shy away from section 8.This is the first time I do something like this, so I’m throwing it out there in hopes of hearing your thoughts and learning from your experience!

Both things are happening.Buyer agent commission is still negotiated up front with sellers although there is the option not to compensate a buyer's agent - aka have the buyer pay their agent.We also tell buyer's agents to include their commission in the offer.

I find attorney's win more often than landlords.

Still in my mind it seems like less of an investment and more of a lateral move.• Then there's a few mentioning loan assistance programs such as FHA, NACA, etc.
