Determine the cost to replace the entire floor by a professional, divide by the total square footage in the room to be replaced to get a per square foot price, and perhaps tack a site visit or administrative fee on it (reasonably of course) since no one is going to come out to replace 5 square feet of flooring for $30 or $40 if it's $6-8/sf.

We are still waiting to hear from the seller.I did a little work in looking up the name the seller and found that he was a drug dealer (meth) and the building had a lot of foot traffic.He was arrested and lost possession of the building, now belong to the city marshal.

If they both want to sell, they could do so through probate via a deed out from the administrator directly to the buyer with a division of sales proceeds less creditor claims, etc. at a later date.
